About the Role

We are seeking an Acquisitions Coordinator to serve as the primary point of contact for lender due diligence and to drive execution across all phases of the acquisition process. This role exists because deals move at the speed of our responsiveness. The primary function is to ensure that every lender request , DD checklists, document packages, financial diligence, and closing deliverables, is fully prepared and ready for principal review the same day it arrives. All lender communications are reviewed and sent by the principal; this person is responsible for making sure nothing is ever waiting on internal preparation. Beyond lender DD support, this person will drive execution across the full acquisition lifecycle from LOI through close and transition. This is a hands-on execution role, not a supervisory or strategy role. The right candidate understands how commercial lenders think, knows what they need before they ask for it, and doesn’t require hand-holding on the basics.

Responsibilities
Lender Due Diligence (Primary Focus)Track all active lender DD checklists and maintain a real-time view of open items across dealsCompile and prepare required diligence packages for principal review: leases, rent rolls, AR aging, security deposits, loss runs, organizational documents, entity certificates, and financial statementsEnsure all materials are fully prepared, organized, and ready to send, same day, so the principal is never waiting on internal prepCoordinate with attorneys, title companies, and accountants to gather third-party deliverables and confirm they are complete before submissionAnticipate lender follow-ups and proactively close out open checklist items before they become bottlenecksFlag any items that require principal attention or decision immediately, with context and a recommended next step
Acquisition Process ExecutionManage the deal calendar and enforce internal and external deadlines from LOI through closingTrack PSA milestones, contingency periods, and closing conditionsCoordinate signature pages, closing document flow, and pre-closing checklistsSupport lender closing packages including loan document review coordination and entity/organizational document preparationEnsure smooth handoff to property management upon closing
Deal SupportAssist with underwriting data gathering (rent rolls, operating statements, capex breakdowns, sources & uses)Support investor and lender deck preparation as neededMaintain deal tracking and status reporting across the active pipelineCoordinate insurance documentation requests (e.g., loss runs, binder, policy summaries)

Qualifications
Minimum 3 years of experience in commercial lending, candidates without this background will not be consideredDeep familiarity with commercial real estate loan structures and lender due diligence processes (bridge, agency, bank)Experience managing closing checklists and coordinating across multiple parties simultaneouslyHighly organized with a strong bias toward urgency and follow-throughExcellent written communication; you will be coordinating with attorneys, title companies, and accountants, and preparing materials that the principal will send to lendersComfortable working in a fast-paced environment where multiple deals are active at onceProficient in Microsoft Office; familiarity with deal tracking tools is a plus

Pay range and compensation package$2,500 USD
