Apartment Manager

We are seeking a reliable, organized on-site Apartment Manager for a 16-unit residential building in Winnetka, CA. A strong background in plumbing and hands-on maintenance is a requirement for this role. Proven plumbing experience is mandatory (basic electrical and general handyman skills preferred). Must live on-site. Excellent communication, time management, and problem-solving skills. Previous experience in property management is a plus. Must pass a background check.

Key Responsibilities:
1. Plumbing; Maintenance: Diagnose and repair minor plumbing issues (leaky faucets, clogged drains, toilet repairs, garbage disposals). Perform routine property upkeep and coordinate larger repairs with licensed contractors.
2. Leasing; Vacancies: Show available units, process tenant applications, and handle move-in/move-out inspections.
3. Tenant Relations: Serve as the primary on-site contact for resident requests and emergency maintenance issues.
4. Rent, Accounting: Collect monthly rent payments and log property expenses. Building Supervision: Ensure the property remains clean, safe, and compliant with local Los Angeles housing laws, requirements and qualifications.
