Salary: $90,000–$120,000+

Position Overview

Our client, a rapidly growing mechanical HVAC contractor, is seeking an experienced Pre-Construction Manager to oversee HVAC pre-construction for multi-family apartment projects.

You’ll take ownership from contract award through project handoff, ensuring plans, BIM coordination, takeoffs, materials, purchasing, contracts, and schedules are fully prepared before work reaches the field.

What You’ll Do

Manage HVAC pre-construction from contract award through handoff to Project Management and Field Operations. Review mechanical plans, specifications, contracts, drawings, and redlines. Perform and manage detailed HVAC takeoffs and material planning. Lead BIM coordination and identify clashes, constructability issues, and project risks. Use Autodesk Revit, Bluebeam, and Procore for coordination and project documentation. Develop and verify Master Material Lists and coordinate Master Purchase Orders. Review Schedule of Values (SOV) and construction contracts. Confirm HVAC start dates and project requirements with General Contractors. Lead weekly internal pre-construction meetings and jobsite meetings 30–45 days before project start. Coordinate with GCs, architects, engineers, purchasing, project managers, and field teams. Ensure complete and accurate project handoff before production begins.

What You’ll Bring

5+ years of multi-family HVAC construction experience. Proven experience managing HVAC pre-construction for multi-family apartment projects. Strong knowledge of mechanical HVAC plans, specifications, contracts, and construction documents. Experience with HVAC takeoffs, material planning, purchasing, and project readiness. Strong Autodesk Revit and BIM coordination experience. Advanced Bluebeam and Procore experience. Ability to identify and resolve BIM clashes and constructability issues. Experience developing Master Material Lists and coordinating purchase orders. Working knowledge of Schedule of Values and construction contracts. Strong organization, communication, and project-management skills. OSHA construction knowledge required; OSHA 10 or OSHA 30 preferred. Willingness to travel to project sites and GC meetings as needed.

Compensation & Benefits
