About the Project Manager Role We are looking for an experienced project manager to manage our high-end residential projects in Old San Juan, Puerto Rico. This position will work closely with the site superintendent and project management team throughout the build process. The ideal candidate will have the technical skills required and intimate knowledge of the unique opportunities and challenges that arise in the high-end construction environment. They will also have the professionalism and care to manage our critical relationships with our clients, partners and in-house team. This is an exciting role that puts you in the middle of building some of the most beautiful and one-of-a-kind residences.
Duties and ResponsibilitiesLead project planning and execution — overseeing all phases from pre-construction through implementation and serving as the primary point of contact with owners, architects, designers, and building officials.Drive scheduling and resource coordination — developing and maintaining project schedules, sequencing critical milestones, updating timelines to reflect progress and partnering with the Superintendent to align resources and field supervision.Manage procurement and subcontractor relationships — securing subcontractors and suppliers, preparing accurate bid packages, and ensuring scope completeness and alignment with project requirements.Administer change orders and scope modifications — reviewing, pricing, negotiating, and obtaining approvals while keeping budgets, schedules, and client expectations aligned.Oversee technical reviews and approvals — evaluating drawings, material samples, and submittals for accuracy and consistency prior to release to the client.Ensure project engineering and procurement efficiency — monitoring subcontracts, material purchases, deliveries, clarifications, and changes to guarantee schedules and budgets are met.Problem-solve and resolve issues proactively — addressing project challenges in real time to minimize risk and delays.Oversee project financial management — collaborating with finance to prepare monthly requisitions, tracking project costs, and maintaining detailed profitability analyses.Maintain documentation and compliance — managing all project records, including plans, specifications, agreements, changes in scope, clarifications, and as-built documents.Lead client and stakeholder communication — hosting monthly budget and schedule review meetings with Owners and Architects, focusing on risk identification, issue resolution, and project transparency.
Essential Skills/Requirements:7+ years of building experience in high-end residential marketBachelor’s degree is a mustProficient in understanding architectural drawingsExcellent analytical, organizational, and managerial skillsStrong interpersonal and oral/written communication skillsHigh attention to detail, and ability to manage multiple tasks simultaneouslyHighly organized with a passion for ensuring projects proceed efficiently and effectivelyClear opportunities for growth and advancement within a rapidly expanding organization.
